The focus of the Property Services Group within the Department of Infrastructure and Planning, is to ensure business and industry is able to obtain appropriately zoned and serviced land at competitive prices to meet Queensland's economic and social objectives. This is achieved by focusing on maximising the contribution of the private sector property market. The Industry Location Scheme provides appropriately zoned and serviced land at competitive prices to meet the needs of Queensland industries. ClientsClients of the Industry Location Scheme are businesses and industries that have the potential to generate long term growth in Queensland. In general terms they will be new and expanding industries involved in manufacturing, processing, reprocessing and ancillary activities. EligibilityAll applications under the Industry Location Scheme are assessed on an individual basis against the following criteria:
Some Property Services Group estates have specific eligibility criteria. Details will be provided upon enquiry. Terms of saleThe sale of land within Property Services Group estates is transacted on a cash basis only. Sales are transacted on the standard Real Estate Institute of Queensland contract with the following conditions:
Purchase priceAn indicative purchase price will be provided at the time of initial discussions with Property Services Group. Any delays in making an application or providing the necessary information may result in a variation of this price. In the event that values within an estate are under review, Property Services Group will not be in a position to provide an indicative purchase price until the particular review has been finalised. Any purchase price provided will be applicable only on the basis that a fully documented application form is received by Property Services Group within 14 days of the date on which the price was provided. If an application is not submitted within 14 days, further contact should be made with Property Services Group for verification of the purchase price. Leasing and sellingProperty Services Group provides land on a priority basis. The on-selling of vacant land or construction of buildings with a view to leasing or selling for speculative gain is not permitted. A covenant will be registered on each title prohibiting the on-selling of vacant land or leasing of buildings within the first three years following settlement. Making an applicationApplication forms are available. It may be necessary for a Property Services Group officer to visit the proponent for an interview after receipt of an application. It is advisable for prospective purchasers to contact Property Services Group and discuss their proposal prior to lodging a formal application. |
